Konstantin Zaliznyak is an Realtor at Halstead Property who was generous enough to share his reasons for contracting ACMB Photography for a 360 virtual tour of one of his real estate listings. Below he explains his dilemma and how the 360 virtual tour services helped to improve his business.
I hired ACMB Photography to create a virtual tour of a listing in Chelsea. The apartment features a sleeping loft, a home office, massive living room with 12’ ceilings and beautifully designed kitchen and bathroom. Since the apartment doesn’t have a typical “cookie cutter” layout it was very hard to capture the magnitude of that space with still photos, something that was easily done with virtual tour.
I had advertised the apartment for 4 days prior to first showing, during the open house I noticed that visitors who seen the tour prior to their arrival were, in a way, familiar with the apartment.
I realized that majority of them were already “sold” on the place.
It was just a matter of self-confirmation that it is as good in real life as it is in the pictures. This resulted in large number of interested buyers, it felt like the tour pre-sold the apartment and brought perspective buyers who were already willing and able to make an offer.
The open house resulted in an initial offer later that day and accepted offer the following morning, with a signed contract within a week. The buyer mentioned that the reason she was able to make that decision so quickly was because of the tour; there were 4 key decision makers that had to OK the purchase of the apartment,unfortunately thy were all spread out from New England to West Coast, to Europe. The buyer send a link to all the decision makers and they were able to “feel” the apartment through their mobile phones/tablet where ever they were. – Konstantin Zaliznyak
